The main islands of the Seychelles

Mahe - Les Seychelles
Mahe

Mahé is the largest and main of the granitic islands of the Seychelles archipelago. It is home to Victoria, the country's capital, and around 90% of its total population. Despite this, it offers an idyllic landscape with its magnificent beaches and mountains over 900 meters high. The main attractions not to be missed are Anse Takamaka, Beau Vallon, Anse Royale and Anse Intendance. EDEN ISLAND Residential marina with its Eden Plaza shopping center is a unique real estate project open to foreigners.

Praslin - Les Seychelles
Praslin

Praslin is the second-largest island in the Seychelles archipelago. She offers an exceptional preserved and endemic setting, with remarkable fauna and flora. It is possible to explore the island during a beautiful hike in the middle of nature. It is also famous for its heavenly beaches of fine sand and its imposing granite rocks. Praslin has managed to keep its authenticity and highlight its local culture. The must-sees of the island are the Vallée de Mai, home to the famous "coco fesse", and the beach of Anse Lazio.

La Digue - Les Seychelles
La Digue

La Digue is the island of Seychelles that best embodies the postcard image of the archipelago. It has magnificent beaches, such as Anse Source d'Argent, with granite rocks in turquoise water and white sand beaches. Most travel is by foot, bicycle or traditional ox cart. Do not miss visiting the beach of Anse Source d'Argent, a real postcard.

Purchasing process

To make a successful property acquisition in the Seychelles, here are some tips to follow:

  • The real estate market in the Seychelles is very exclusive, so it is important to be accompanied by an experienced real estate agent who knows the regulations and procurement processes.

  • The real estate agent will be able to show you which properties are accessible to non-Seychellois and will guide you through the sales process.

Further information

• The reservation contract for the purchase of a property on the Eden Island project can be signed remotely. The deed of sale must be signed by the notary, but you can be represented by a power of attorney. There is no time limit for the reservation contract.

• The purchase of a property on the Eden Island project makes you eligible to apply for a residence permit, which is valid for 5 consecutive years and renewable.

There are no local taxes in the Seychelles, but there is an annual immovable property tax. The tax amount is 0.5% of the value of your property. Your property will be evaluated every 3 years by an evaluator to determine its market value.

• It is possible to finance part of the purchase via a Seychellois bank up to 60% depending on your debt capacity and your income. The interest rate is based on Libor or Euribor.

• To live in Seychelles without working, it is necessary to apply for a resident permit, which costs SR 150,000 for 5 years per family (husband, wife and children up to 18 years old).
