Les Paletuviers Mauritius: More Than a New Property Development

When I first discovered Les Palétuviers, nothing had been built yet. And perhaps that is exactly what allowed me to understand the project differently.
Before looking at apartment or villa plans, I discovered a place: a forest, a barachois, mangroves, walking trails and, just a short distance away, the Anse La Raie lagoon.
Before discovering a property development, I discovered a place.
To me, this is precisely what makes Les Palétuviers different from many new property developments in Mauritius.
A 110-hectare destination between nature and ocean

Les Paletuviers extends across 110 hectares in the north of Mauritius, at Anse La Raie, just a few minutes from Grand Baie.
At the heart of the estate is an existing 16-hectare Nature Park. It includes a barachois bordered by mangroves and a 3.5-hectare indigenous forest containing more than 80 endemic and indigenous species.
Nature is therefore not simply landscaping added around a property development. It is part of the identity of the site.
The forest began to be created in 1998, long before the current residential project was launched. The forest, barachois and existing paths now help structure the development of the estate.
A forest that gives the project another dimension

This is probably one of the elements that struck me most when I visited the site.
In Mauritius, property developments are often presented through beaches, lagoons and sea views. Here, the experience is different.
The ocean is close, but so are the trees, walking trails, mangroves and a sense of space that becomes increasingly important when choosing somewhere to live.
The Park is designed for walking and cycling and is intended to become one of the central elements of life at Les Paletuviers.
For me, it is this combination of nature, low-density living and proximity to the ocean that makes the concept particularly interesting.
Anse La Raie: another side of northern Mauritius
Location is an important part of the story.
Anse La Raie has a very different atmosphere from central Grand Baie: a more open setting, a wide lagoon and an environment that remains strongly connected to nature.
It is also a well-known location for kitesurfing and wingfoiling. The lagoon, protected by the coral reef, provides extensive riding areas, particularly appreciated during the trade-wind season.
That may sound like a small detail in a property article. I don't think it is.
Because buying property in Mauritius is not simply about choosing an apartment or villa. It is also about deciding what you want to be able to do when you step outside your home.

Quartier du Levant is the first residential address within Les Paletuviers.
The range of properties starts with studios and continues with apartments, penthouses, twin villas and villas, up to large five-bedroom villas.

This diversity makes Les Paletuviers relevant for different plans, from a Mauritius pied-à-terre or second home to a property investment or a longer-term place to live.
But what I find interesting goes beyond the choice of property type.
Quartier du Levant has been designed with a limited 20% building footprint, leaving substantial space for landscaping and nature. This matters to me because the quality of a development is not only about what is built, but also about the space that is deliberately preserved around it.
Becoming an owner at Les Paletuviers also means choosing a lifestyle that will progressively take shape across the estate: walking to Anse La Raie beach and lagoon, moving around on foot or by bicycle, enjoying the Nature Park and, in time, having access to restaurants, sport, wellness, shops and leisure facilities.

The development will also have its own Beach Club, the Ocean Club, facing the lagoon, with a swimming pool, restaurant, bar and water activities.
The idea is to bring nature, proximity to the ocean, activities and everyday services together within one environment, without creating the highly urbanised feel found in some other parts of the North.
That is probably one of the reasons I can so easily imagine life here: you are not simply buying an apartment or villa; you are choosing how you want to live in Mauritius.
Buying today into a project that will take shape progressively
Les Paletuviers is currently an off-plan property development. Construction is presently expected to begin in early 2028, with completion anticipated around late 2029 or early 2030.
Buying at this stage naturally requires the ability to project yourself into the future, but the payment schedule also allows buyers to plan their acquisition over time.
Under the current commercial schedule, only 10% is required this year, followed by a further 20% upon signature of the deed. Thereafter, payments will progressively follow the advancement of the construction works.
For some buyers, this timing can be particularly relevant: it allows them to plan a property purchase in Mauritius today for a future relocation, second home or long-term property investment, while organising the different financial milestones in advance.
As with any off-plan purchase, I nevertheless recommend reviewing the entire payment schedule from the outset so that the selected property remains consistent with your financial situation and plans.
Accessible to international buyers
Le projet Les Palétuviers s’inscrit dans un cadre permettant l’acquisition par des acheteurs internationaux, sous réserve des conditions et autorisations applicables.
Pour un acquéreur étranger qui souhaite acheter un bien immobilier à l’île Maurice, le statut du programme, le mode d’acquisition, le calendrier de paiement, l’usage prévu du bien et, le cas échéant, les conditions liées à la résidence doivent être étudiés ensemble.

Is Les Paletuviers right for everyone?
No. And I think that is important to say.
If your absolute priority is to buy an existing property, take possession immediately or physically walk through your future home before committing, this type of purchase may not suit your search.
On the other hand, Les Paletuviers may make a great deal of sense for buyers thinking several years ahead, preparing a future move to Mauritius, looking for a second home or taking a longer-term approach to property investment, while placing as much importance on the surrounding environment as on the property itself.
Choosing between a studio, apartment, penthouse, twin villa or villa should depend on how you intend to use the property, your budget, your investment horizon and your plans in Mauritius.
Why Les Paletuviers caught my attention?
After more than twenty years working in Indian Ocean real estate, I have seen many new developments come onto the market.
I don't select them simply from CGI images or brochures.
I look at the site, its environment, the positioning of the development, density, the coherence of the masterplan and, importantly, how I can imagine the place five, ten or fifteen years from now.
At Les Paletuviers, what caught my attention is therefore not only what is going to be built. It is what is already there.
The forest.
The Park.
The barachois and mangroves.
Anse La Raie.
The lagoon.
The space.
And progressively, the real estate will become part of that environment.
Les Paletuviers is still at the very beginning of its story. That is also what makes this stage interesting for buyers: discovering the project from launch, comparing the different property types and selecting a location while the first residential phase is taking shape.
Above all, I believe Les Paletuviers is worth discovering on site. Plans help you understand the properties; the site helps you understand why you might want to live there.
