Luxury Real Estate in Seychelles: What Are the Options for International Buyers?

Luxury real estate in Seychelles is about much more than owning a villa overlooking the ocean.

For international buyers, the properties available can correspond to very different objectives: an apartment or villa within an established residential market, a residence integrated into a hotel environment with professional management, or an ultra-high-end island property designed for buyers seeking a very particular level of exclusivity.

However, not all real estate in Seychelles is available to non-Seychellois buyers. It is therefore important to distinguish between the local property market and the properties and developments that can be purchased by international buyers.

Within my current selection, Eden Island and The Residence at Meliá Seychelles illustrate two very different approaches to luxury real estate available to international buyers. In addition, I currently market a much more exclusive property: one exceptional villa on Desroches Island.


What Defines Luxury Real Estate in Seychelles?


Price alone does not define a luxury property.

Location, quality of construction, surroundings, outdoor living spaces, views, services, privacy and rarity all contribute to the overall value and experience of a property.

In Seychelles, there is another important consideration: the island environment itself and the limited number of properties that can be acquired by non-Seychellois buyers.

The first questions should therefore not simply be:

“Which property do I like?”

but also:

“Which properties can I actually purchase, and which one best suits my plans?”

Eden Island: An Established Luxury Property Market

Eden Island is an established residential market offering apartments, maisons and villas built around a private marina.

One of its main characteristics is that buyers are looking at existing properties that can be compared according to their precise location, layout, views, outdoor spaces and condition.

The market can suit different buyer profiles: those looking for a second home, a regular base in Seychelles, a family property or, where permitted, a property with a rental component.

Having worked for several years at Eden Island during my ten years in Seychelles, I know how much the location and configuration of a property within the development can influence the ownership experience and its future resale potential.

The Residence at Meliá Seychelles: Branded Residences with Hotel Management

The Residence at Meliá Seychelles offers a very different approach from Eden Island. It is a branded residences development integrated into a five-star hotel environment and benefiting from the management and services of Meliá Hotels & Resorts.

This hotel management is one of the project's key differences. Owners benefit from a professionally maintained and managed residence as well as access to the hotel's facilities and services. For international buyers who do not live permanently in Seychelles, this model can notably reduce the practical constraints associated with managing a residence from abroad.

The development also offers two distinct ownership and usage models.

Residences in the South Block are integrated into the Meliá-managed rental pool. When owners are not occupying their residence, they benefit from professional hotel rental management, with a period of personal use provided for under the programme.

By contrast, residences in the North Block are intended for private residential use and remain outside the hotel rental pool.

The proposition is therefore different from Eden Island: Eden Island offers the freedom and characteristics of an established residential market, while The Residence at Meliá Seychelles combines property ownership with hotel services and, depending on the residence selected, integrated rental management.

Desroches Island: A Property in a Category of Its Own

Desroches Island belongs to a very different category from conventional residential real estate in Seychelles.

Its remoteness is an integral part of the experience. The island is accessible by inter-island flight or private aircraft, naturally appealing to buyers seeking a high degree of exclusivity, privacy and service.

I therefore do not present Desroches as a direct alternative to Eden Island or The Residence at Meliá Seychelles.

I currently market one villa on Desroches Island, an ultra-high-end property intended for a very specific buyer profile, for whom the island's seclusion, natural environment and particular accessibility are precisely part of the experience they are looking for.



Apartment or Luxury Villa: How Should You Choose?


A villa is not automatically the right choice simply because it represents the upper end of the property market.

An apartment may be better suited to someone looking for an easy-to-manage second home, while a villa may appeal more to a buyer seeking additional space, privacy, outdoor areas or accommodation for family and guests.

Before selecting a property, I generally recommend considering a few practical questions:

  • How much time do you intend to spend in Seychelles?

  • How many people will regularly use the property?

  • Would you like to rent it when you are away?

  • Would you prefer to manage the property independently or benefit from professional management?

These questions can quickly eliminate properties that do not correspond to the way you actually intend to use your home.


Luxury Does Not Remove the Need to Consider Resale


An exceptional property remains a real estate asset, and its future resale should be considered before purchasing.

Rarity does not automatically guarantee liquidity.

The type of property, location, purchase price, condition, recurring costs and the number of eligible buyers who may eventually be interested in purchasing it can all influence resale.

In Seychelles, the accessibility of a property to international buyers can therefore also influence the depth of its potential resale market.


What Budget Should You Allow Beyond the Property Price?


or the properties I currently market at Eden Island, The Residence at Meliá Seychelles and Desroches Island, I recommend allowing approximately 8% of the purchase price as an initial indication for transaction costs.

The exact amount will depend on the property and the transaction.

Luxury Properties, but Very Different Ownership Experiences


Eden Island represents an established residential property market, offering relatively independent ownership and a range of existing properties.

The Residence at Meliá Seychelles represents a different model: a branded residence within a hotel environment, with hotel services and, for the relevant residences, integrated rental management.

Desroches deliberately sits apart from both. The single ultra-high-end villa I currently market there is aimed at a very specific buyer profile, for whom exclusivity, seclusion and the island's particular accessibility form part of the acquisition itself.


There is therefore no single definition of luxury real estate in Seychelles.

After ten years working in real estate in Seychelles, including several years at Eden Island, my approach is to start with the buyer's objectives and then identify the properties that genuinely correspond to their intended use and expectations.
