Second home in Seychelles: buying, enjoying and renting your property

Buying a second home in Seychelles is about much more than owning a property in an exceptional setting.
For some buyers, it is primarily about having a place to return to regularly, with family or friends. For others, a second home also forms part of a long-term wealth strategy. And when the property is not being used, the possibility of renting it can naturally complement the project.
After ten years living in Seychelles, several years working directly within the Eden Island property market, and as a property owner in the islands myself, I have seen how buyers’ expectations have evolved.
Today, a second home in Seychelles can meet three complementary objectives: buying a quality property, enjoying it in exceptional surroundings and, when it suits the owner’s plans, renting it during periods of absence.
A structured, high-end property market
The Seychelles property market accessible to international buyers has one important particularity: not every property in Seychelles can be purchased by a non-Seychellois.
There are, however, properties and developments where international ownership is permitted within a defined framework.
This includes properties I select and represent at Eden Island, The Residence at Meliá Seychelles, as well as the villa I currently represent on Desroches Island.
All belong to the high-end segment, but they offer very different experiences.
Eden Island provides an established residential environment and considerable freedom of use. The Residence at Meliá Seychelles combines private ownership with five-star hotel services. Desroches offers a much more exclusive experience within the Four Seasons environment.
The choice therefore depends as much on the property itself as on how its future owner wants to experience Seychelles.
The legal framework for international buyers
The acquisition of property by a non-Seychellois is regulated under Seychelles law and notably requires government Sanction.
The conditions then depend on the status of the property and the framework under which it is acquired.
It is therefore essential to confirm that a property is eligible for international ownership and understand the applicable acquisition conditions before proceeding.

From dream to reality: a second home as a way of life
This is perhaps where owning a second home in Seychelles takes on its full meaning.
Beyond the property itself, you are also choosing how you want to experience the islands.
At Eden Island, for example, proximity to Seychelles International Airport makes travelling to and from your residence particularly convenient when you divide your time between several countries.
But one of Eden Island's distinctive advantages is its marina. Owners have access to a private mooring, allowing them to keep their own boat close to their residence.
In Seychelles, this makes a real difference.
From Eden Island, owners can head out to sea and easily explore nearby islands such as Sainte Anne or Cerf Island. For those who enjoy boating, the residence becomes a starting point from which to discover the archipelago from the ocean.
The Residence at Meliá Seychelles offers a different experience. Here, ownership is part of a branded residence concept, combined with the services and environment of a five-star hotel. In the South Block, when owners are away, their property is maintained and managed within the hotel environment.
On Desroches, the experience goes even further in terms of exclusivity. The villa I currently represent offers the opportunity to enjoy a particularly preserved island within the Four Seasons environment, with professional property management.

Enjoying your property… and renting it when appropriate

For high-end buyers, rental return is not necessarily the primary motivation.
Being able to enjoy the property on your own terms, find it perfectly maintained whenever you return and avoid the constraints of managing it while you are away can be equally important.
Rental income can nevertheless provide an additional benefit.
At Eden Island, some owners choose to rent their property when they are not using it. Depending on the property and the relevant authorisations, different approaches may be possible, including short-term or long-term rental.
In the South Block at The Residence at Meliá Seychelles, the model is different: the residence is integrated into the hotel rental pool outside the owner's periods of personal use. The programme also includes a guaranteed rental return.
On Desroches, the villa I represent is part of the Four Seasons rental programme. Income generated during certain periods of absence can therefore help offset some of the costs associated with ownership, while the property benefits from professional management.
The question is therefore not simply:
“How much can my property generate?”
A more useful question is:
“What balance do I want between personal use, quality of service, ease of management and rental income?”
🎯 An important point: short-term rental conditions
One important consideration before purchasing is precisely what rental options are available.
Buying a property in Seychelles does not automatically mean that it can be freely operated as a short-term holiday rental.
Depending on the property's status, licences and the programme to which it belongs, different conditions may apply.
Some properties provide greater flexibility between personal use and rental. Others form part of a management programme or hotel rental pool with specific conditions.
Before buying, it is therefore important to understand precisely what you will be able to do with your property when you are not using it.
Who buys a second home in Seychelles?
There are, to my knowledge, no sufficiently detailed and recent public statistics that would allow me to provide a reliable statistical profile of international second-home buyers in Seychelles.
I therefore prefer not to quote percentages that cannot be properly verified.
In my own professional experience, however, I encounter several recurring motivations.
Some buyers are looking for a high-end second home to which they can return regularly.
Others want to diversify their wealth through a real estate asset in the Indian Ocean.
Buyers with a passion for the sea and boating may be particularly attracted to Eden Island and its marina.
Others prioritise the convenience and services of a residence managed within a hotel environment.
Finally, buyers looking for a higher degree of exclusivity may be drawn to a property on an island such as Desroches.
The common denominator is therefore not necessarily the buyer's age or financial profile. It is often the desire for a property combining long-term value, quality of life and a personal experience of the islands.
Why the appeal?

1. A tropical climate throughout the year
The climate makes it possible to enjoy the islands and outdoor activities throughout the year.
2. A tax environment to consider as part of an international strategy
Seychelles property taxation has characteristics that may be relevant to international owners, but these should always be considered alongside the owner's tax residence and personal circumstances.
3. An established political and institutional environment
For an international buyer, understanding the framework within which a property is being purchased is an important part of acquiring real estate abroad.
4. A defined regulatory framework for non-Seychellois buyers
Property acquisitions by non-Seychellois are subject to specific procedures and authorisations. This makes appropriate guidance important, while also providing a defined framework within which the acquisition takes place.
5. Rental income opportunities for certain properties
Rental can complement the personal use of a second home, whether through a relatively flexible arrangement or a more structured hotel programme.
In my view, however, rental should be considered as one component of the project rather than necessarily its main purpose.
Buying, enjoying and renting: finding the right balance
Choosing a second home in Seychelles ultimately means deciding what kind of experience you want as an owner.
Are you looking for the freedom of Eden Island, its marina, your boat nearby and the ability to explore the surrounding islands?
Would you prefer the comfort of a branded residence and the five-star services of The Residence at Meliá Seychelles?
Or are you looking for the far more exclusive and secluded experience of Desroches within the Four Seasons environment?
There is no single answer.
Buying means choosing a property that fits your plans.
Enjoying means choosing somewhere you genuinely want to return to and where you can enjoy your stays in the way that suits you.
Renting can then help make use of periods when you are away, when this fits your objectives and the property's rental framework.
