New perspectives for real estate in the Seychelles

The Seychelles government recently approved the lifting of the moratorium on non-residents purchasing residential property and introducing new conditions for such acquisitions.


Conditions for the residential building land


  • Plot size: Non-Seychellois can purchase plots of land between 2,000 and 4,000 square meters.


  • Minimum price: The minimum price is 4,000 SCR per square meter.


  • Exceptions: Exceptions may be considered for plots slightly larger than 4,000 square meters, subject to valid justification.


Residential home purchase conditions


  • Minimum price: Non-Seychellois can buy residential homes, including the land they are located, for a minimum of 10 million SCR ($700,000).


  • Land size: Land size must be between 1,000 and 4,000 m².


  • Registration fees: A registration fee of 18.5% of the property price is applicable.


Permanent residence opportunities :


Non-Seychellois who invest USD 2 million or more in Seychelles become eligible for permanent residency.
