Buying a residence in Seychelles can meet very different objectives: having a second home in the islands, diversifying your assets, generating rental income, or simply enjoying a property in an exceptional setting throughout the year.
With The Residence at Meliá Seychelles, another approach to property ownership is emerging in Seychelles: the branded residence, combining private property with hotel services.
Located on Mahé, close to Seychelles International Airport, the development comprises 68 freehold residences, divided between two blocks offering two very different ownership models.
This distinction is precisely what makes the project interesting in my view: you are not simply choosing an apartment, but also how you want to own and use it.
The Residence at Meliá Seychelles: what is a branded residence?
A branded residence is a privately owned property associated with an established brand, typically within the high-end hospitality sector.
Owners have their own property while benefiting from an environment, services and level of management associated with the brand.
At The Residence at Meliá Seychelles, the residences are associated with Meliá Hotels & Resorts, which is responsible for the hotel management of the residences included in the rental programme. The development combines the residences with a hotel environment including a swimming pool, gym, spa, restaurants and concierge services.
For an international owner who does not live in Seychelles throughout the year, this can be particularly attractive: you can own a residence without necessarily having to manage all the practical aspects of a second home from abroad.
A strategic location on Mahé
The development is located at Roche Caiman on Mahé, directly by the sea.
Seychelles International Airport is approximately 10 minutes away by car, while the development faces Eden Island Marina and the Cerf Island channel.
This location is particularly convenient for a second home.
Being able to reach your residence quickly after an international flight makes a significant difference when visiting several times a year or for relatively short stays.
The development also remains connected to life on Mahé while offering an environment centred around the ocean.
North Block or South Block: two very different ways to own

This is probably the most important distinction to understand before buying at The Residence at Meliá Seychelles.
The 68 residences are divided into two sections:
40 apartments in the South Block, integrated into the Meliá Hotels & Resorts rental pool.
28 apartments in the North Block, intended for private residential use.
Both blocks are part of the same development and benefit from its overall environment, but they are designed for different types of owners.
North Block: greater freedom of use
The North Block is more suitable for buyers who want to use their apartment as a true private residence.
Owners have full residential use of their apartment, without the annual occupancy restrictions associated with the rental pool.
They can therefore use it as a primary or second residence and organise their stays according to their own requirements.
If they wish to rent the apartment, the project's documentation provides for long-term rental, but not short-term holiday rental.
This model is particularly suited, in my view, to an owner for whom freedom of use is more important than participating in a hotel rental programme.
South Block: enjoy your apartment while delegating its management
The South Block follows a very different model.
Its 40 apartments automatically form part of the rental pool managed by Meliá Hotels & Resorts. When owners are not using their residence, it can therefore be marketed as part of the hotel operation.
Owners currently have 42 days of personal use per year, subject to the conditions of the Rental Pool Agreement.
During their stays, they benefit from the environment and five-star services of the resort. When they leave, they do not have to personally organise the rental, housekeeping, guest arrivals or day-to-day maintenance of the residence: the model is specifically designed around integrated hotel management.
This can be particularly attractive for owners who want to enjoy Seychelles for several weeks each year without turning their second home into a property-management job from abroad.
What does Meliá Hotels & Resorts actually bring to the owner?

In my view, this is one of the key differences between a conventional residence and this type of property.
Owning an apartment abroad would normally involve managing maintenance during periods of absence, technical interventions, housekeeping and, if the property is rented, a significant part of its operation.
Under this model, Meliá Hotels & Resorts is directly involved in the hotel management and maintenance of the relevant residences.
The objective is for owners to return to a residence maintained according to the standards of the resort.
For international buyers dividing their time between several countries, this simplicity can be just as important as rental performance.
Guaranteed rental return: what you need to understand
The South Block also includes an investment component.
The programme currently provides for a minimum guaranteed net rental return of 5% per year for three years for the first 20 eligible buyers participating in the rental pool.
This distinction is important.
I would therefore not present the “5% guaranteed return” as something automatically attached to every apartment currently available. Eligibility of the individual unit and the contractual terms applicable at the time of purchase should always be confirmed.
Beyond this initial guarantee, the rental pool model provides for the relevant owners to receive a share of the net income generated by the apartments, after operating expenses and management fees defined under the Rental Pool Agreement.
The appeal of the South Block should therefore not, in my opinion, be reduced to a percentage.
It combines three elements: personal use, hotel management and rental income during periods when the owner is away.
A residence designed to be enjoyed

The Residence at Meliá Seychelles is about more than the apartments themselves.
The development forms part of a hotel environment that includes a 50-metre seafront swimming pool, gym, restaurants and a rooftop bar overlooking the ocean. Owners and their guests have access to the resort facilities.
This matters because it changes the way the residence can be enjoyed.
The objective is no longer simply to own an apartment in Seychelles, but to arrive, settle in and immediately enjoy your stay with a level of service normally associated with a hotel environment.
This is precisely what differentiates a branded residence from a conventional high-end apartment.
North Block or South Block: which should you choose?
I do not believe that one block is inherently “better” than the other.
They simply suit different ownership objectives.
The North Block is more appropriate for buyers primarily looking for their own residence in Seychelles, with greater freedom of use and the possibility of renting it on a long-term basis if desired.
The South Block is more suitable for owners who plan to spend certain periods of the year in Seychelles while delegating the management and rental operation of their apartment when they are away.
The real question is therefore not simply:
“Which apartment should I buy?”
But rather:
“How do I want to use this property?”
That is the question I ask my clients before we even begin comparing the available residences.
A development accessible to international buyers
The residences at The Residence at Meliá Seychelles are offered on a freehold basis, and the development is open to international buyers.

Who is The Residence at Meliá Seychelles for?
In my view, one of the strengths of this development is that it can accommodate two types of buyers who are not necessarily looking for the same thing.
On one side is the buyer who wants to own a genuine residence in Seychelles while retaining considerable freedom of use.
On the other is the buyer looking for a high-end property that can be enjoyed during personal stays while delegating much of its management when abroad.
In both cases, the project's appeal lies in the combination of private ownership, its location on Mahé and the hotel environment.
